How to sell your home using Feng Shui
This blog post is inspired by a house on my street!
It has had a for sale sign on it for almost a year. That is unheard of in the area that I live. The house three doors down from us was bought within days of being on the market and this home that wonβt sell, is opposite.
Now, I wonβt share pictures of the actual house but, I have looked at the listing several times and have done analysis on things that could be changed because I am weird like that (π¬)
The first thing that sticks out me is the front door. It is a pale purple color that looks like it used to be vibrant and bright but has faded over the years.
Feng Shui tips to sell your home
π The front door is the most important place to start. If the front door of the home is like one on my street, it will not attract potential buyers. It is worth investing in a fresh door color to help boost viewings. You may want to paint it a neautral tone but, colored doors are becoming more and more popular. Red is always a great choice as red is the color of goodluck in Feng Shui. You can also add a wreathe to help welcome positive Chi. If the weather allows, place planters of healthy plants and flowers to symbolize balance and flow to either side of the door.
π Make sure that the numbers for the home are visible.
The home that is for sale on my street does not have the numbers obviously visible and they are also worn out. When we are trying to sell a home you want the house number to be seen clearly without searching for it. You want a potential buyer to say the number and street name so easily that they can imagine that being their address. Seems simple but this can change everything!
π The path leading to the door must be clear. Overgrown trees or hedges should be trimmed back and the door must be visible from the street. If the door is pushed back and not visible make sure that the lights outside are working and not burnt out. Turn the lights on a few times day, especially at night when it gets dark. Curb appeal Is key.
π When my clients are needing help selling a home, i always ask that they apply the Bagua map. Even if the home is not staged and empty. Adding a few things to the wealth corner and love and relationship corner will dramatically boost the energy. When people are searching for a home, they mainly want to know that they will be successful there and their relationships will be happy. You can add a plant to the wealth area and two rose quartz crystals somewhere in the love and relationships corner. If the home is staged, place pairs of items in the love and relationship corner.
You can also stage the dining table, this will make the energy feel welcoming for families and add a fresh vase of flowers in the kitchen for an extra boost of vibrant Chi.
π Make sure the home is at a comfortable thermostat setting and that the home smells amazing. Light a candle before viewings or spray will a good quality room spray.
π If you know who is coming to the view the home, you can change things around to help. I once had a client that was showing a home to newlyweds and she placed a vase of red roses in the bedroom and the kitchen and her home sold that week to the newly married couple! It is all about triggering those feelings. Almost all homes are sold on emotions.
π Make sure all light bulbs are working and all appliances are in good condition. If a potential buyer comes into a home and tries to turn on a light that doesnβt work, it will deter them from the home. Always make sure every part of the home is visible.
π When selling a home, think back to why you were attracted to the home when you bought it. Connect to those feelings when talking to buyers. They are most probably looking for the same feelings! Often times, we may feel like the home we are selling is a burden and that holds so much negative energy. It is what will stop your home from selling as you will attract buyers that will not want to be burdened with that home (like attracts like)
π The key rooms to work on are the kitchen, bedroom and living room. If they feel warm and inviting, you have a higher chance of selling your home.
π If possible, after every showing, open some windows or open the front and back doors to let out the energy of the previous viewers. Always have new potential buyers come in to fresh energy. You can also sage between views to banish any negative energy that is lingering.
